Calabasas, California (June 12, 2025) – NewMark Merrill Companies, Inc., a Calabasas, California based retail shopping center owner and development company, announced today that it has signed Sprouts Farmers Market to a new lease for 25,860 square feet of space at Bristol Warner Village, an 80,865 retail center located at 2311 South Bristol Street on the Southeast corner of Bristol Street and Warner Avenue in Santa Ana, California. Sprouts replaces a 99 Cents Only store which closed in 2024. The new Sprouts Farmers Market store is scheduled to open in the fourth quarter of 2026.
“We’re proud to welcome Sprouts Farmers Market to Santa Ana as a best-in-class grocer that brings fresh, high-quality food options to the community,” commented Greg Giacopuzzi, Vice President of Leasing and Development. “This location represents a signficant upgrade over the dollar store it replaces, and will add a meaningful daily needs component to the center. Sprouts’ investment in this location is a testament to the dynamic and diverse community for those who call Santa Ana home.”

Sprouts Farmers Markets joins a strong list of retailers and restaurants at Bristol Warner Village including IHOP, Starbucks, T-Mobile, and Waba Grill, to name a few. The center’s location at Bristol Street and Warner Avenue with over 80,865 daily traffic counts makes it one of the most desirable retail locations in Orange County. The center has been owned by NewMark Merrill for over 25 years.
“As a long-time owner of Bristol Warner Village, we are very excited to bring Sprouts Farmers Market to the community” said Sandy Sigal, President and Chief Executive Officer of NewMark Merrill Companies. “They are a valuable partner and a key driver at our centers. This new location represents our 6th Sprouts grocery store in our portfolio. We are actively working on multiple other new deals with them as they continue to grow. We are honored they continue to work with us on additional locations, and appreciate all they do to make the centers they reside in so successful.”
NewMark Merrill’s team included President and Chief Executive Officer Sandy Sigal, Executive Vice President Brad Pearl, and Vice President of Leasing and Development, Greg Giacopuzzi. Sprouts was represented by Ryan Sullivan and Jeff Nichols of CBRE.
