Early in life, Josh learned a formative lesson from his late father, Allen Ginsborg: personal success is inseparable from helping others succeed. That conviction—leadership as a moral endeavor rooted in trust and collective elevation—has shaped Josh’s career and the way he shows up for teammates, partners, and investors.

As Vice President of Capital Markets, Josh brings a rigorous capital markets and institutional finance background to NewMark Merrill. Since joining the company in June 2022 (previously serving as Head of Investor Relations), he has helped strengthen the firm’s investor reporting, underwriting, and decision-making infrastructure—translating complex operating and accounting data into clear, actionable insights for stakeholders.

In his current role, Josh has led the buildout of a quarterly reporting initiative for NewMark Merrill’s investor base, including standardized asset summaries and market commentary supporting approximately $2 billion in assets and dozens of investors. He also helped launch the AppFolio Investment Management platform by auditing and organizing investor accounting data and creating workflows that clarify investor-level reporting from property-level records. Across the broader platform, Josh has developed and implemented standardized pro forma and waterfall modeling tools, provided underwriting support for pipeline opportunities, and contributed to value-creation initiatives—most notably uncovering a Metro District Service Plan provision that enabled an $8 million tax-exempt bond reimbursement, delivering substantial incremental value to the project.

Prior to NewMark Merrill, Josh worked at Goldman Sachs in the Real Estate Financing Group, progressing from Analyst to Associate and underwriting fixed and floating-rate debt across a broad set of property types. He later joined RSF Partners as a Private Equity Associate, supporting asset management and business plan execution for office, industrial, and self-storage investments. Josh earned his B.A. in Economics from Yale University, where he also competed as a varsity swimmer and earned NCAA Scholastic All-American recognition.

Outside the office, Josh is an avid outdoorsman who enjoys skiing (he grew up as a competitive downhill skier), fly fishing, hiking, and road cycling—and he’s currently discovering his golf handicap. He and his wife, Emily, are raising their son, James, and Josh’s roots trace back to Long Beach, California. A longtime DIY enthusiast, he prefers to fix or build things himself—whether it’s a home project or the custom Excel models he’s known for on his team.
